  • Portfolio / asset analysis, identification and implementation of value strategies
  • Value improvement of the real estate portfolio: from the definition of strategy to the coordination of sales/marketing activities and the coordination of service providers

  • Maximizing income: income and cost analysis optimization of operating costs , advisory on lease renewals or on new lease agreements (negotiation and technical advisory), advisory on the renegotiation of facility agreements and financing or debt restructuring

  • Sourcing and selection of suitable investment opportunities for our clients, ranging from single properties to mix asset portfolios.
  • Pre feasibility analysis of selected opportunity. Initial business plan, due diligence and advisory on the definition of the best investment structure.

Non Binding Offer activities

  • Guideline along the Investment Process, providing support on negotiations and corresponding next steps.
  • In-depth feasibility analysis of the investment opportunity:
  • Market research, competitive environment, customized ad-hoc investigations and site visits.
  • Business Plan, financial planning and sensitivity analysis .
  • Support on the execution of the Due Diligence, technical inspection and legal advice (suggestion of firm to execute each service, data room provider, data room coordination).
  • Coordination of different interested parties in order to execute in a timely manner. Simplifying opinions and bringing together different point of views.
  • Support on all activities necessary to draft and underwrite the NBO.

Binding Offer activities

  • Fine tuning of Business Plan.
  • Further due diligence on specific client concerns and precedent conditions .
  • Advisory on all necessary aspects to underwrite Binding Offer, supported by other Real Consultant business units.

Closing and Financing

  • Advisory and support on sale related activities, analysis, timings and closing documents.
  • Support on structuring financing.
  • Coordinate transaction payments.
